• BUYERS - TERMS & CONDITIONS

Establishing relationship with the buyer is essential in property business. An agent needs to put himself in clients shoes in order to give his best in finding the right property. This is the point in which we will prove our skills and competence at its best. Our clients are obliged to sign the representation contract that clearly defines the relationship between the client and the agency. Our service includes full on-the-spot support and representation of your interests, legal and financial advices and viewing trip with English speaking agent.

Agency fee for non-exclusive intermediation in the buying process amounts to 3% + VAT of the contracted price. For resale properties our commission is due upon payment in accordance with the contract. For off-plan properties, our commission is charged in installments, equally following installments agreed in the sales / purchase contract.

The fee does not include solicitors fees, real estate transfer tax (stamp duty) nor any administration costs that may appear during the buying process. For more information, please consult our buying guide.

If there are any viewing fees for the properties of your choice, we will inform you in advance! Properties viewings on the mainland up to ca. 70 km distance from our headquarters are FREE OF CHARGE (route Split – Sibenik and Split – Makarska). Viewing fees are charged for distant properties and islands only. They cover our costs (ferry tickets, petrol, toll etc.) and are FULLY REFUNDABLE if you buy any property from our portfolio. The following routes are being charged: Hvar island (120 EUR), Zadar surroundings (80 EUR), Istria (120 EUR).


• VENDORS - TERMS & CONDITIONS

Sellers who use our sevices will be obliged to present all legal documentation prior advertising with us. If your legal papers are fully clean, we will arrange a visit to your property, take pictures and description for our promotional materials. At that point you will be asked to sign a representation contract.

Basic agency fee for non-exclusive intermediation in the sales process amounts to 2% + VAT of the contracted price. For resale properties our commission is due upon payment of the sales price to the vendor. For off-plan properties, our commission is charged in installments, equally following installments agreed in the sales / purchase contract.

Alternatively, vendors may choose for exclusive intermediation or the concept where no buyers commission is paid to us, in case of which the agency fee amounts to 5% + VAT of the contracted price. Please remember that explicit advertising where no buyers commission is paid increases the chances for your property to be sold.
